Manage Your Debts

Gearing (using debt to purchase an asset) can help you build your wealth.  It allows your to buy an asset now in order to benefit from income and capital growth.  But it is important to get your level of debt right for you!

Some considerations include:

Gearing for investment purposes is attractive to investors due to its tax effectiveness.  Interest paid on the loan used to buy the investment asset is used as a tax deduction against any income derived from the investment.

Where the interest and other expenses are greater than the income, this leaves a negative amount which is used to reduce your assessable income, which could reduce your income tax. This is called negative gearing.

Where the income is more than the interest and other expenses associated with the investment, it is positive gearing.  This amount is added to your income and taxed at your marginal tax rate.

Self Manage Super Funds

At Centaurus Wealth we specialise in providing advice to clients on SMSF’s.

SMSF’s are becoming increasingly popular as more people take control of their superannuation.  SMSF’s are already the largest segment of the $1.4 trillion superannuation sector (representing 31 % of the super market).

The advantages of SMSF’s include:

1. Control of your superannuation
As a trustee of your SMSF, you can make your own investment and strategic decisions for your retirement savings. You have control over the bank account and you can take control of your own superannuation.

2. Greater investment flexibility
As a trustee of your SMSF, you can determine the investment choices and asset allocation of your super. SMSFs can access a wider range of investments including listed shares, business real property and managed investments.

3. Tax concessions
An SMSF is taxed at concessional rates of up to 15%. This can reduce to a 0% tax rate on investment earnings when a member starts a pension. In addition, capital gains are taxed at a maximum rate of 10% for assets held for greater than 12 months. Other strategies may also be available to help reduce the overall tax liability of your SMSF.

4. Ownership of business real property
A SMSF is able to own business real property and rent it out to a related party. This means a small business owner may be able to use their super to purchase a business premises and pay rent into their SMSF (instead of rent to someone else).

5. Access to limited recourse borrowings
A SMSF can now access limited recourse borrowings to purchase investments (i.e. shares and property). This allows a SMSF to own investments they would not be able to purchase in a retail or industry super fund.

6. Lower costs
With an SMSF, up to 4 members can pool their super together.  For SMSFs with pooled assets of $200,000 or more, the average cost of your fund can drop below 1.0% p.a.  This is generally lower than the cost of many retail and industry superannuation funds.

 

7. Estate planning opportunities
The flexible structure of SMSF’s allows members to take advantage of estate planning strategies to transfer wealth from one generation to the next with minimum tax liability and maximum asset protection.

 

Importantly, SMSF’s aren’t for everyone!
When considering whether an SMSF is right for you, you will need to take into account a number of factors, including the cost of the fund and the legal and compliance obligations to run your own SMSF.
